Terms & disclaimer
A public-records report helps you ask informed questions. It cannot guarantee what will happen at a condo or its HOA.
What the report is
Condo Check provides informational estimates from public records. Reports may include complaint history, court records, recorded documents, local news and the Condo Check Score from 0 to 100, where higher is better. Records may be incomplete, outdated or incorrect, and our search may miss information.
Owner allegations are not verified facts. Read any “alleged,” “owners say” or “unverified” wording with that distinction in mind.
What the report is not
A report is not legal, financial, appraisal or inspection advice. It is not an inspection of the property or a guarantee of an HOA’s financial condition.
Public records alone usually don’t show reserve balances, unvoted assessments or insurance deductibles. When HOA documents are shared with us, we use what they show as of their dates. Each report includes questions and documents to request from the HOA.
No guarantee
The Condo Check Score summarizes warning signs in public records; it is not a guarantee or a prediction. Higher is better: 100 means no warning signs in the records we checked, and a low score means more warning signs.
Pricing and delivery
A full report on one complex costs $29. Compare 2 complexes for $49 or 3 for $69. Each comparison includes a full report on each complex and a side-by-side comparison page.
Send your request and enter your card details securely on our site. Stripe authorizes your card without charging it. We charge only after we confirm we can research your condo, usually within 1 business day. If we can’t cover it, we release the hold, you pay nothing, and we email you why. If checkout is unavailable or you submit without JavaScript, we email a secure payment link after confirming coverage. With an authorized card, your report arrives within 48 hours after we confirm coverage. If we email you a payment link, it arrives within 48 hours after you pay. A complete request needs the complex name; add the unit or address if you know it.
The Agent 5-pack costs $119 for 5 report credits. That is $23.80 per report, saving $26 vs single reports. Credits are valid for 12 months from purchase. One credit covers one complex. Comparing 3 complexes uses 3 credits, with the comparison page included free. A credit is used only when a report is delivered.
We email your credit confirmation within 1 business day and a receipt/invoice your brokerage can use. To redeem, submit the agent credit form with the same email used to buy the pack. Your report arrives within 48 hours after we confirm your complete request. No additional payment for available credits. One pack is tied to one agent email. Contact us about team pricing.
Agents may share reports with their own clients. Reports may not be republished publicly or used to market or criticize a listing.
Payments and refunds
If we can’t find enough public records to produce a report, we provide a full refund. If delivery is late, we provide a full refund on request. Contact us about a refund.
Unused agent-pack credits are refundable within 30 days of purchase. If we can’t cover a complex, no credit is used.
Corrections
An HOA, manager or owner can send a correction through the contact form. We review it and answer within 5 business days. When a correction is verified, we correct and reissue affected reports.
Liability
Condo Check’s liability for a report is limited to the price you paid for it.
Privacy and documents
Read the privacy and document-handling policy for how email addresses, complex names and uploaded documents are handled.
